Have it inspected before trying to sell your home!

Building Cleaning Services (BCS) frequently hears from people who are trying to sell their home who tell us the buyer’s home inspector found mold in the crawl space and they need it removed.

Some homeowners are not even aware there is a crawl space under the home which can be a source of mold problems. The crawl space is typically an unoccupied, unfinished, narrow space between the ground and the first floor, so named because there is only enough room to crawl rather than stand in that space.

Crawl spaces were initially built to provide a buffer between the house and its inhabitants and the damp, wet earth below. A home that has a crawl space and does not have a vapor barrier tends to wick up moisture onto the subfloor and it can enter the   wood framing under the home creating a potential mold situation.

Many homeowners may never look in the crawl space under their home, but home inspectors are obligated to look there, as they know the potential for mold in that area.  If there has been a leak, for example in the restroom months or years earlier, there is likely a mold problem in the crawl space that has been allowed to grow undisturbed. Crawl spaces are one of the most common areas of mold growth in the home because they have the perfect conditions for mold growth (wooden floors or framing, darkness and dampness).

A crawl space can also be susceptible to flooding, especially for homes on even a small slope. This risk is sometimes mitigated by using rain gutters to conduct rainwater away from the house and sloping the earth away from the house. Obviously, the drier you can keep the crawl space under your home, the better you can protect it from any future mold situation.

 

ENCAPSULATION CAN PREVENT CRAWL SPACE MOLD

Because vapor barriers keep moisture out, they reduce the chances of mold growth in your home. Encapsulating your crawlspace will also improve the value of your home since it reduces moisture issues such as wood rot and mold.

Encapsulation involves sealing off all openings to the outdoors, adding thermal insulation to the walls, and sealing off any remaining gaps and cracks (such as plumbing and wiring penetrations) between the crawl space and the floor of the home. This essentially creates a vapor barrier.

Sometimes encapsulation is used to prevent the passage of air from the crawl space to the living environment, to save energy and improve indoor air quality.  This is because air in the crawl space tends to rise due to the stack effect in winter, when warmer air rises in the upper floors and cooler air comes in from below.

If the crawl space under your home is not encapsulated, it is probably a good thing to look into getting this done, as you can see it has several advantages, the primary one being the prevention of mold growth.

 

WHAT TO DO IF YOU SUSPECT MOLD

If you suspect mold in your crawl space or elsewhere, the first thing to do is get a professional mold inspection done by a reputable company that will give you a detailed report.

CORONAVIRUS: DEEP CLEANING SERVICE AVAILABLE & POLICY

As the situation continues to evolve with the COVID-19, we know that while many are self-quarantining at home, there are also many companies that need to remain open, especially essential industries.  As a janitorial and mold removal company, we are included on the list of essential industries and we have a team of cleaners willing to provide that service where it is necessary.

As we care about our clients and want to keep them safe, we are handling our cleaning duties per the proper protocols as outlined by the Centers for Disease Control and Prevention (CDC). This includes such things as gloves, face masks, and hospital-grade disinfectants, sprays and wipes.

With those protections in place, we will continue to clean for our clients with whatever cleaning schedule best meets their needs in these uncertain times. PREVENTING MOLD EXPOSURE CAN KEEP YOU HEALTHY!

BCS HAS TIPS ON WHAT TO LOOK FOR

Mold does not affect everyone, but there are those that are particularly sensitive to it, including infants, pregnant women, the elderly or others who have compromised immune systems. Mold can even result in health issues for pets!

Health professionals have been telling us for years that there are negative health implications to both short-term and long-term exposure to mold. In 2004 the Institute of Medicine found there was enough evidence to link indoor exposure to mold with numerous respiratory conditions. In 2009, the World Health Organization (WHO) issued the “WHO Guidelines for Indoor Air Quality: Dampness and Mould,” which suggested a potential link of early mold exposure to development of asthma in some children.

Building Cleaning Services (BCS) would like to give you tips on what health issues to look for that mold exposure may cause or exacerbate.  There are over 100,000 different types of mold, but not all are a health threat. The most feared are toxic black molds, but these are rare, usually occurring only in indoor environments that have been damaged, flooded, or closed for long periods of time.

First you should realize that we are surrounded by mold because the spores are in the air, both indoors and outdoors. It only becomes a problem when it reaches excessive levels where you reside or work. Given the combination of moisture and a food source, mold will grow like mad!  It will grow in places such as around leaks in roofs, windows, or pipes, or where there has been flooding.  Common food sources for mold are ceiling tiles, wallpaper or other paper products, cardboard, and wood products, but it can also grow in insulation, drywall, paints, carpet, fabric and upholstery. It can enter the home through open doorways, windows, vents, heating and air conditioning systems, through the crawl space under the building or even by attaching itself to clothing, shoes, bags, and pets.

 

HEALTH CLUES THAT INDICATE YOU MAY HAVE EXCESSIVE MOLD

Individuals who are sensitive can have an allergic reaction to mold that can occur immediately or appear after weeks or even months of exposure. Common symptoms may include the following:

  • Nasal Congestion & Stuffiness.
  • Throat Irritation.
  • Coughing, Sneezing and Wheezing.
  • Asthma Attacks.
  • Upper Respiratory Infections.
  • Skin Irritation.
  • Eye Irritation.
  • Fever, headaches or nose bleeds.

They will provide you with a report about what, if any, types and amounts of mold are found. Typically, elevated mold counts only occur in a certain area, not throughout the entire home, so there’s usually limited areas that need to be addressed.

The severity of a problem depends on the comparative air quality of the indoor space compared to the surrounding area, and the severity of a leak or other source of moisture that could be causing the mold. GET RID OF THE MOLD!

YOU CAN DO SOMETHING ABOUT IT

The Centers for Disease Control (CDC) published a report entitled “Mold Prevention Strategies and Possible Health Effects in the Aftermath of Hurricanes and Major Floods” which concluded that “excessive exposure to mold-contaminated materials can cause adverse health effects in susceptible persons regardless of the type of mold or the extent of contamination.”

Thankfully, Southern California rarely gets even remnants of hurricanes, but it does get heavy rains that can cause flash floods, especially in the mountains and foothills, affecting a fair number of homes each year.  Building Cleaning Services, Inc. (BCS) knows from its 20-plus years of experience that you don’t need a flood to develop a mold problem, as given any amount of moisture, mold will grow and reproduce anywhere.

Mold is commonly found in ceiling tiles, on wood floors, behind wallboard, paneling, wallpaper and furniture, around a leaky water heater or from condensation around windows or pipes.

Surprisingly, some people may not even be aware they have mold and symptoms of mold-borne illness. Typical symptoms resemble those of an allergy-like hay fever: a runny nose, sneezing, red or itchy eyes, throat irritation and coughing. Those with asthma may have an asthma attack; while some people develop a skin rash. Mold may even cause a chronic infection of the sinuses, or sinusitis.

IT ALL STARTS WITH CONTROLLING MOISTURE

Here are some recommended steps to take to help prevent water intrusion so mold and mold-borne illnesses do not get a foothold in your home:

  • Conduct inspections frequently. Look for evidence that water is causing problems, especially on ceilings and around windows. Do you see staining or wet spots on carpets, ceiling tiles or walls?
  • Use the smell test: Does any area of the home smell musty? If so, do further exploration until you find the source.
  • Check your humidity. If levels are above 60 percent, conduct additional evaluations to determine why.

The types of mold usually found in homes do not produce dangerous toxins but can create the types of symptoms described above in susceptible persons.  BCS recommends getting a professional mold inspection done ASAP if you suspect mold. “DO IT YOURSELF” MOLD REMOVAL IS NOT RECOMMENDED

We occasionally hear potential clients ask, “Can’t I just do it myself?  It doesn’t seem like a lot of mold.  It’s just some stains on the ceiling and wall, from what I can tell.”

There is a huge difference between getting rid of mold stains and getting rid of the mold itself. There are dozens of commercial “mold stain removers” on the market, of course.  These promote themselves with statements such as:

  • “Our mold and mildew stain remover oxidizes with powerful peroxide cleansers.”
  • “We use enzymatic action to remove even the toughest mold stains.”
  • “Stain eraser – perfect answer for making mold stains disappear.”

However, while these products sound great, notice they do not definitively say that they get rid of the mold.  All legitimate mold remediation companies such as BCS have the purpose of removing the mold, not making it invisible. The only way you can protect your home environment and your health, if you have mold, is to call a professional such as BCS.

Professional mold remediation always requires some level of isolation of the contaminated materials, whether it be the home structure itself or the contents.  Containment of the area or areas affected by mold is done because when mold is disturbed, the spores go airborne and could cross-contaminate other areas of the home if not contained.  This is another key reason professional remediation is needed. The removal process is done under negative air pressure containment and all air is filtered through a HEPA air filter before being vented outside the home.

What to Consider When Shopping for Office Cleaning

All business owners want to know what the “going price” is for office cleaning and what it includes.  Most companies that Building Cleaning Services, Inc. (BCS) has given quotes to are “shopping around,” getting at least three quotes, a great idea, although price is but one of the many variables to consider when hiring any cleaning company.

The price of office cleaning depends on several factors including the type of cleaning services required, the square footage needed to be cleaned, any specific requests and how often it is cleaned.  Typically, the price per square foot per visit decreases as the frequency of cleaning increases.  A word of caution:  If you base your decision solely off a low price, it can end up costing you more in the long run because of a lack of quality cleaning, poor consistency, and unreliable customer service.

How BCS Calculates Its Cleaning Quotes

Typically, when a potential cleaning client contacts BCS, an appointment is set to schedule a walk-through so we can put together a free quote for office cleaning.  Our Janitorial Sales Manager, Alan Eames, meets with the client and he is shown all areas that need to be cleaned.  If the square footage of the office is not known, measurements are taken of the areas to be cleaned.  Then the frequency of cleaning is decided upon.  Some clients request a few scenarios: for example, for five days/week versus three days/week, so they have a choice.  We inquire as to any specific requests – items that may have been overlooked by the previous cleaning company (if there was one) so that those things are given more attention.

Then we want to know if the client would like an initial deep cleaning.  Initial deep cleanings are generally required at the beginning of any cleaning program before starting regular cleaning services and normally requires a crew with multiple cleaners.  Deep cleanings are well worth the upfront cost to a business. It allows BCS to bring the entire facility up to our standards and to have a fresh start.
